Community Features
– Two large saltwater pools with waterfalls, pergolas, Polywood patio furniture, splash pad for the toddlers.
– Two saltwater, in-ground 10 person spas for all. The lower saltwater pool features a 6” splash entry and a place to spot your lounge chair to watch the kids.
– The 30’x 50’ open pavilion on the hill with fireplace and amazing view down Little Aunts Creek cove to the west. This pavilion has seating for 48, that can be arranged as seat benches or tables, a ping pong table, and a massive fireplace. There is enough electricity for any musical or food prep need. This pavilion also has a Weber Genesis Grill for the use of owners and guests.
– A sports court area with Pickleball court and shuffleboard court above the pool area. There is room to add a basketball court as well.
– The youngster playground area is close to the pavilion. It includes swings, slide, rope climb, raised fort, climbing wall and tire swing all over 6” of wood mulch with wide landing areas. You will also find a horse shoe pit in this area.
– Lawn and landscape irrigation systems throughout the community. The lawn and landscape maintenance is included in your monthly COA fees, You will not be mowing lawns at the lake you will be enjoying your deck, the view, the lake and your family.
– Right to purchase a 11′ x 28’ slip in the boat dock located at the lake edge between units 7 and 8. Your dock is within a short walk or golf cart ride of every unit. This dock is the nicest in the cove. Built with superior construction of 2.5” x 2.5” upright framing (instead of the cheaper 2 x 2) the decks are all 24” x 24” concrete pavers, so never a splinter on this dock. The swim platform is 10’x 62’ at the end of the dock. Each slip will have an identical locker at the end of the dock finger for use of the owner. This is a solar dock as dictated by the Corps of Engineers. Electrical consumption is limited, however there is a enough power for boat lifts.
– Optima (Suddenlink) cable TV and internet. This is all included in your COA monthly fee and not additional.
– Two 40- or 50-gal electric hot water heaters. These provide plenty of hot water for that 5:00 rush when everyone wants to clean up for dinner after a long day on the lake.
– Pedestal sinks, single lever faucets, wainscot on the walls, and beautiful hex or penny round tile floors in the bathrooms.
– Entry doors are all insulated fiberglass units with simulated divided lite glass in all. These doors are rot or warp resistant, and they are superior construction to a slider type door.
– All interior doors are 4 panel pine doors stained a beautiful antique gray oak shade with black iron hardware and Schlage locks throughout.
– Asphalt paved roads throughout the community with two layers of 2” asphalt rolled for long lasting, enjoyment.
– MO Dept of Natural Resources permitted water well, 900’ deep with 6” casing, chlorinator, water tank and multiple pumps to ensure excellent water flow and pressure. This system is operated by Ozarks Environmental Services. This system is maintained as part of your association fees.
– MO Dept of Natural Resources permitted sewer system is also operated and maintained by Ozarks Environmental Services. Each unit has its own septic tank and pump tank. The solids are captured at the unit and the liquids are pumped up to the digester system. This system is maintained as part of your association fees.
Monthly Fees
All units are responsible for a monthly COA fee that covers the maintenance of common areas and services provided by the community. These include:
– Pool chemicals, electrical service, and labor (June – September)
– Lawn care, landscaping, fertilizer, and weed spray
– Sprinkler system maintenance
– Bug spray for pavilion and pool house
– Well-Sewer contract maintenance with OES
– Well electrical service
– Snow plowing
– Playground, pickleball, shuffleboard, and pavilion maintenance
– Common area maintenance reserve
– Trash service
– Accounting and legal
– Insurance and real estate taxes for common area
– Management fee
Estimated monthly fees are as follows:

– 4 bedroom cabins: $600/mo
– 5 bedroom cabins: $750/mo
